What is the Florida Housing First Time Homebuyer Program?

The First Time Homebuyer Program makes purchasing a home more affordable for low-to-moderate income families and individuals by offering fixed, low-interest rate mortgage loans. In addition, Florida Housing also offers down payment and closing costs assistance to eligible borrowers, which can greatly reduce the out of pocket expense to the buyer. 

Florida Housing’s First Time Homebuyer (FTHB) Program offers 30-year fixed rate FIRST mortgage loans to first time homebuyers through participating lenders and lending institutions throughout the State of Florida. Eligible borrowers may also participate in one of Florida Housing’s second mortgage programs to assist borrowers with down payment assistance and closing costs.

If you are not a first time homebuyer, you may still be eligible to participate if you are purchasing a home in a federally designated targeted area or if you are a qualified Veteran.

The First Time Homebuyer Program uses income and purchase price limits to determine eligibility. Additionally, potential borrowers must:

  • Complete a Homebuyer Education Class
  • Qualify for a Mortgage Loan and have a qualifying FICO Score.

To determine if you qualify to participate, please contact a loan officer from the list of approved loan officers. Our approved loan officers can also assist you with any questions you may have specific to your credit history. 

There are a few programs and the information is available at the Class. There is a Loan/Bond program and a Grant. 

There is certain criteria that You must meet, The Home must meet and your Lender and Realtor must Meet. So, Therefore, there is an approved List of Realtors and Mortgage Brokers. HOWEVER: I must Warn You, These Programs are NOT for anyone looking for a FAST Sale or Closing. They Will Take Time and Patience. You will be working with the Government and Banks and will be required to provide alot of documentation that you may not have readily available. If you are already in the Homebuying process and thinking about using any of these funds to help with your Closing costs, I would seriously try to find an alternative. This could take weeks or months to process.
